Consistent Growth! - We found it while working with another client - We found the claimant through our other client he actually knew him - Super easy sign up process - family property and they lived in another state - claimant plans to go to Europe for a little while - He was very grateful and a super nice guy! - He said taking a long overdue trip - security and company stability - Business growth for the future -This was all on our own - Business always brings new challenges each day. Money Returned to Brother & Sister ❤️ Money Returned to Brother & Sister ❤️ I submitted the FOIA to a county in SC. They sent me the results from the most recent tax sale with available overages (these weren’t on the website yet). I then went into my process of skip-tracing. Through skip-tracing, I found that I had a mutual friend with the claimant on Social Media, I sent that friend a message, she spoke with the claimant and gave them my information, & we spoke that same day! After our phone conversation, we set up a time to meet at her job. I drove down to Rock Hill, SC, met her at her job, then she followed me over to the local UPS store to get documents notarized. Because we had a mutual friend & I’ve been doing this long enough to sound like an expert, the sign up process was very easy. The property was the claimant’s father. It’s a brother and sister. The father refused to sell the land all the way up until he passed away. The land was a small parcel in between to other houses and couldn’t be used for much. After the father passed away, the kids didn’t have any use for it and didn’t want to pay taxes on something they didn’t need. Mr. Armstrong is having some health complications and he will use his portion to get some better medicine and necessary items. Ms. Jacqueline has been wanting to take a visit down to Florida to see some friends. Her portion will help cover all travel expenses! They were both very appreciative of my help and work in finding them. The funds will clear my business account next week and I can’t wait to drop a check off to them!!The money will make a huge difference because it will take care of some much needed things in both of their lives Another successful claim is just more and more confirmation that I’m doing the right thing in helping people and this business is a beautiful one! My 35th birthday is coming up, my portion will go to a birthday present! -I Love this business

My first check! My first deal was an interesting one. Call it a baptism by fire. I found a deal in Georgia in April 2023 for $15,328.00 in Georgia. This property had two owners, a dissolved LLC, and an individual. When I first contacted them the owner of the LLC wanted to try to collect the funds himself but his partner wanted me to handle everything. Since I couldn’t persuade him, I backed off and let him try. I categorized the lead as “follow up” in my tracking sheet. I figured there was a possibility of them running into problems. I was right. I called them back about a month and a half later. This time both of them wanted me to handle the deal. The county rep provided me with all of the necessary additional paperwork needed for the claim which included an affidavit for the LLC owner indicating his status in the dissolved LLC. It included a field called “shares issued”. My client put “0” in this field. He should have put “1”. The county attorney then told me that the funds could not be paid to the owner of the LLC, or the other owner who had no involvement with the LLC, because their policy prevented them from paying funds to a corporation that issued no shares. I explained that my client misunderstood that field and asked if we could refile with the correct information. The answer was no and my heart sank. Surprisingly the county attorney did offer an alternative, i.e. have the agent of the dissolved LLC sign an affidavit that met the requirements of the county. We submitted the agent’s affidavit and the funds were paid out about 3 weeks later. Many thanks to Bob for the training on this business and the support team, especially Mike Vitrano who has been johnny-on-the-spot with detailed and helpful answers to all my questions. Believe me when I say I could not do this business without all of you! Bob, you run a first-rate organization!
