USFriendly Community Bank There are not many companies that call you by name when you walk in, but at Texana Bank they always do. I appreciate their help with our banking and mortgage services.

USReceived one of those mortgage… Received one of those mortgage refinance letters in the mail with the infamous "Re: [Your Loan Company]" in the return address. Legit right? Well, there is nothing in the letter regarding or referencing (Re: !!) and they spew out that I could cash out over $400K. A few red flags.... 1. They did not, by California Law, include their business license number in the letter. The reason being is because when I did a lookup, the first 6 individuals listed under their NMLS, we NOT authorized to do business here (and a few were not allowed to do it in Texas either!). On top of that none were listed as being under a federal something or another. Not a biggie after they failed the CA license lookup. Since they talked about the VA, they also broke a few guidance rules from the VA, listing their license being the #1 hit. I Googled the phone number and ZERO hits came about, not even the spam numbers that get listed. Then, they (like everyone else) list an expiration date. They can't even guarantee the rates listed, let alone for the next few days. Nothing expires. I have more trust in licking COVID swabs all day than calling upon these guys to refi my house!
