GBHighly recommended I've been using Crowdlords for a couple of years now. They are a brilliant investment platform I would highly recommend for those that are confident in assessing property development deals. Having said that, their communications & website have become much better in this time & choosing investments is straightforward. Their due diligence is thorough & easily laid out, reassuringly. All the important financial considerations & pitfalls addressed. & although there will always be minor niggles & things that slow down developments, I have found Crowdlords always really fair in their dealings & great at keeping you in the loop.

GBI have invested a no of times with… I have invested a no of times with them. Initially a little slow with updates, which when you are dealing with a very High Yielding Investment through a Co you are not familiar with in the property development sector, is at times worrying! However, I am pleased to report that things now much improved on the feedback front (thank you Sultan!). In terms of their honesty and professionalism I have no doubts. I went to visit one of their developments, it was at the stage of build exactly as described/expected. The work was to a very high standard. Must give a special mention to Sarah who really does go above and beyond to get answers to investors queries, move things on if time is important, and in so doing adds a great measure of re-assurance to the whole process. Website is very clear and easy to use. None of my investment projects have reached maturity so I have no performance data to share as yet- but all the development works are in progress as projected. GBHelpful alternative finance providers I have found CrowdLords to be transparent and ethical with excellent investor onboarding and liaison. The face to face events are informative and useful.

GBLosses and long delays since 2020 I started investing with Crowdlords in Nov 2017 and initially made high returns (17%) on the first 10 or so investments. Since 2020 all of their investments have been many months and in quite a few cases years behind the payout schedule (making financial cash flow planning absolutely impossible) and in some cases resulting in a 100% LOSS OF EQUITY. Difficult to determine how much was due to covid and how much to do with their business model - but I cannot understand given house prices at the moment how they can be predicting a total loss on a Grade A (lowest risk) investment with 1st charge over the property and a Personal Guarantee without some element of poor management oversight.

GBWell only two stars as the… Well only two stars as the 7xEco-apartments (now referred to as Kennington Road) which started collecting funds in 4Q 2016 only appears to start being built. So I guess one more year to wait before possibly getting any return. I had thought very highly originally of the Crowdlords idea, but that very first investment with them has been my last. I just hope that other investors have had more luck.
