GBCompare to competitive platform, PS is the most used! As a Senior Analyst, I use Co-Star, Reonomy, & Propertyshark all at once. Used to have RCA as well. Propertyshark is my number one platform out of all those and most used as well. Been a customer for over 5 years now. For NYC - I can find almost everyone with the Real Ownership option. The property and building description is mostly on point. Like 99% of the time actually, the few times that aren't is mainly due to a owner changing something and no one really caught on. I love that I can easily access deeds, comps, permits, violation and even download the files which makes my work much easier. VS Reonomy which some buildings don't even have building information at all. Compare to Co-star they both have their pros and cons, co-star is heavily into REITs, bigger companies, etc as Propertyshark I can easily find even condo's owners and information on top of everything else such as the bigger companies. The research on it is well done. Another thing to note their zoning and FAR information is far superior compared to Co-Star and others. Proeprtyshark has each lot color coordinate and a breakdown on current Allowable Building and as it. Maybe once zoning was delayed in updating but that is due to the city quickly changing zoning information to add incentive to developers. Propertyshark also has additional information such as roof height, renovated years, year built, construction type, etc. The links to Certificate of Occupancy is a huge bonus and other NYC department information. Regarding information outside of NYC it is just as good, rural areas can be a hit and a miss. but that is mainly due to the county or city's lack of record keeping compared to the major cities. Overall if I can rate this 10 out of 5 I will! I used Propertyshark around 90% of the day, with Co-star around 8% and Reonomy 2%. I used to have RCA as well, which I rarely used.

GBGood tool to obtain information I have been using Property Shark for many, many years as a tool to obtain some information for report writing purposes. I get all of my property information from this site- building permits, certificates of occupancy, heads up on whether there may be a database listing, historical photos, etc. I highly recommend utilizing property shark for property information.

GBI love PropertyShark.com I love PropertyShark.com. I use it at least 4 times a week to see what is out there that is within the price range I am looking for. Of all of the sites I have been to, none of them have any listings that show the price range that I am seeking, nor do they have the details that I am looking for when buying a house. On occasion there are listing that seem to be possible scams but in this day and age you have to expect there to be shady people everywhere. It's not the site, it's the people that are so willing to steal from anyone in anyway they can. That's why everyone is recommended to do their own dye diligence.

GBEssential It is a very useful resource. I visit the site at least once a day. For years in surveys like this I have been suggesting that Propertyshark acquire NYC's collection of 1930's Tax Lot photos. The lack of response or action on that suggestion is the only negative that keeps me from awarding 5 stars to the site.
