Best negotiator! James was great from the beginning to the end of the transaction. He represented me in the purchase of my first condo and I'm so happy I chose him to represent me. Not only was he professional, kind and responsive but he saved me thousands of dollars! I will always use James when buying or selling a home!

James Jam of Berkshire Hathaway Home… James Jam of Berkshire Hathaway Home Services sold a flooded, cockroach infested house at 1429 Trabert Ranch Road with no pest inspection.There was a water main break which flooded the property and Manchester Ave halfway to his Encinitas office on 3/17/23, and he listed the house on 4/6/23. After the sale, 5/22/23, the cockroaches were driven to our house by constant heavy machinery (the exterminator said). There were giant cockroaches in our pool daily all summer, and our dog brought Turkestan cockroaches into our house and bedroom on her fur. Not only could we not use our pool all summer, it caused us emotional stress and physical injury. Despite sending James Jam emails, hand delivering a letter to his Encinitas office, and sending a letter by Certified Mail to his Rancho Santa Fe office, I received no reply from James Jam. However, his boss sent an email confirming that there was no pest inspection and telling me to remove a negative review. He claimed that criticizing James Jam’s actions as a realtor was defamatory. He offered no apologies nor remedies.
