GBAnti social behaviour from kids I have just over 2 yrs lost my wife my son and I have mental health disabilities. Osprey know of this I'm disabled and the kids have a play park that's never played in we pay for the maintenance of it which I think is pointless. They built a new fence to keep the cars off the grass and they belt it with footballs and they run riot through people's gardens ours the most as they know it gets to us. They scream,shout with no respect for us but yet it's ok for them to play football in the street and in people's gardens mostly ours. Osprey think it's ok and our nerves are shot but now apparently 3 tennants have all logged complaints about us shouting at them which is lies and we've signs up telling people there is cameras in operation but apparently that's not allowed??. Who are they protecting or what have they got to hide as it's strange I wiggle a finger telling them if they want there ball to come to the front door and ask for it this happened 2 the boy gets told ok u can get ure ball out curtains are never opened as they stand and glare in at the windows but yet we are the ones being punished but we called police ounce they don't do anything so from now on everytime they run through our garden or cause anti social behaviour I'm calling 101 every time but I guarantee nothing gets done just proves if ure face fits ure in there pack I know who reported me 24 Jarvis pl,26 Jarvis pl, 14 or 16 Jarvis pl. And 24&26 are in cahoots together. I can't get stressed I'm a diabetic and stress puts it on the red but they just don't care. We even had mould osprey were ment to deal with it called housing disrepair my son has asthma but yet he was spoken to by Stewart of osprey like an animal and was told he's my carer it's his job to clean it anyone with a brain cell knows asthma and mould don't mix so myself being disabled had to clean it after Stewart ordered my son to clean it they sent masson and Tait the morning after to look at it but housing disrepair will get a call back asi logged a complaint with osprey again did nothing about it.

GBI have been a resident at Sealand House… I have been a resident at Sealand House in Prestwich since January 2015, when l came here it was a nice, clean place to live. Since Yvonne Castle took over as C.E.O. the standards have gone down hil then along came Fortem, we had our cleaning hours cut back and the standard is not as good as we had before, some areas are getting cleaned may be once a month sometimes every two months, where as before all areas were cleaned twice a week. We had our window cleaning service reduced with some windows on the outside not cleaned for over two years and the sevice has still not improved, the previous window cleaners cleaned all the outside and all the inside communal areas. We had a handy man who came every Monday, washed out the refuse bins when emptied, cleaned th bin rooms, washed the outside light fittings, swept the pathways and cleaned the recycle bin area, although we are still paying for the five hours each Monday we have had five hours of the handy man in over two years. Each year our charges have gone up yet the service jhas not improved all jj housing can say is things are getting better, I reported the situation to the Housing Ombudsman qwho have upheld my complaint.

GBJJH HANG YOUR HEAD IN SHAME Nothing can be worse than the way JJH run their housing association and the care and welfare of tenants. As far as the Tenancy Agreement goes, its not worth the paper is it written on. Where I live, JJH have broken every part of their responsibilities in the Tenancy Agreement. Including tenants health and safety, poor maintenance, allowing some tenants to continue using drugs and cause discomfort and distress to other tenants. Since I moved in 7 years ago, there has been a serious issue with the emptying of refuse bins. It can be weeks before the general waste bins are emptied. Bags of rotten food are left on the floor. When the bins are emptied, maggots can be seen in the bottom of the bins as they have never been washed-out in the time I have lived here - 7 years!! Then there is the smell which is though-out the building. It's an absolute disgrace. I’m not surprised that there is a big turnover of staff. How can they be expected to do a proper job when their hands are tied behind their backs. So, I won’t be holding my breath that things will be any better when JJH are taken over by SanctuaryHousing I live in Holly Bank House, Lindley, Huddersfield. A block of 15 flats in a lovely area.There are some lovely, kind and friendly tenants here. But recently there has been tenants that have caused problems. To the point of some tenants being frightened, stressed and intimidated. It seems that the rule is now to mix problem tenants with elderly, good tenants and hope they fit in. That is never going to happen here. There have had some help from some good JJH staff, but they have left because they were over stretch in covering too many areas, unable to carry out work due to ‘too many chiefs and not enough Indians’ and no job satisfaction.

GBNeglected We live in the centre of Stockport. The response to security issues has been neglectful. Poor response to the communal garden turning into a dog toilet; plants growing out of the roof for the past two years; mould developing on the walls; electrical equipment showing signs of deterioration; large amounts held in the unspent sinking fund; internal decoration not completed; fire door and emergency lighting messaging being difficult to understand. Senior people failing to arrive for meetings to discuss the above. This has left us feeling neglected as a property within the JJH empire.

GBAvoid, avoid, avoid The happiest day of my life occurred on 27th September 2022 when I finally completed the sale fo my 50% share in a JJH house. We lived in it for almost 10 years and during that time, despite paying a monthly service charge of over £50, and never being behind in our rent, they have done absolutely nothing. We had to plead with them to clear the gutters which, because our property backed onto a wooded area, filled with leaves on a regular basis throughout summer and Autumn. Eventually I told them they would have to pay for any damage done to my property in the garden, and in the house as a result of damp, and they finally sent someone up to clear them. They were supposed to spray the drive annually with weedkiller. By the time they got to our house the mixture was so weak it was totally ineffective so my husband used to do it properly. The staff turnover is enough to tell you how bad this company is. They never get back to you if you phone, and the cheek of having a recorded mesage boasting about their "excellent customer service" is just a joke. If you can find an alternative to JJH just go for it, but avoid this company if you can.
