Evolve is a hospitality company with a mission to make renting a vacation home easy for both owners and guests. We work on behalf of our owners, managing the hardest parts of their rental business from online listing optimization to 24/7 guest support and more. Easy to sign up with and engage Easy to sign up with and engage. Reasonably good support and issue resolution. App works well. Only issue was the initial pricing model low balled our property and locked us into marginal guest contracts. As first time renters we expected their pricing to have a better understanding of our local market

Property owners - Avoid Evolve at all costs. Bait and switch. If you own rental property - NEVER LET EVOLVE MANAGE IT. They misled me horribly on revenue they would generate. In a year they generated less income than I have generated in a week working on my own directly in platforms like Airbnb. They promised more than $3k/mo in rental income - and in one year they generated about $900. That's right $900 in a year. Worse than that, they had me shut off listings on other platforms so I lost a ton of money. Worse than that was that on the days they actually booked it they priced it super low in order to get the bookings and I would have gotten almost double the nightly rate booking through other platforms. About 4 months ago I started going direct on Airbnb and have generated about $3k/mo myself consistently for 6 months straight (that's about 40 times the revenue they generated) through this coming June 1, but Evolve sent a single booking that I didn't see their email fast enough (forgot about them) and then they had the nerve to charge me $125 for "canceling" a booking I never accepted.

Communication Communication beforehand made our visit go off smoothly. I can’t fault Evolve for anything. The property was clean and well stocked. Just all around enjoyable. I gave a question regarding our hosts’ evaluation of my wife and I as guests. We earned 5 points for everything but “house rules.” Was that an omission or were we that poor in our performance? We’ve stayed a number of VRBO properties and earned 5 star ratings.

Evolve Vaction Platform for Owners My buddy and I own 3 vacation rentals in Topton NC we both used Evolve for 2 seasons before switching to Airbnb. Evolve has ZERO flexability. We have a very seasonal vacation spot they dont allow rates by month, minimum nights stay flexability you have to go thur there sorry custiomer service department to make ANY changes. They are so far out of touch with their customers wished. Airbnb and VRBO blow them away. I understand they are interesed in going public cant wait to short that stock. Dont waste your time when I switched to Airbnb I got more reservations in 14 days then they did all year. One of their employees salutation under her name was She/Her another reason to leave how WOKE
