GBProperty owners - Avoid Evolve at all costs. Bait and switch. If you own rental property - NEVER LET EVOLVE MANAGE IT. They misled me horribly on revenue they would generate. In a year they generated less income than I have generated in a week working on my own directly in platforms like Airbnb. They promised more than $3k/mo in rental income - and in one year they generated about $900. That's right $900 in a year. Worse than that, they had me shut off listings on other platforms so I lost a ton of money. Worse than that was that on the days they actually booked it they priced it super low in order to get the bookings and I would have gotten almost double the nightly rate booking through other platforms. About 4 months ago I started going direct on Airbnb and have generated about $3k/mo myself consistently for 6 months straight (that's about 40 times the revenue they generated) through this coming June 1, but Evolve sent a single booking that I didn't see their email fast enough (forgot about them) and then they had the nerve to charge me $125 for "canceling" a booking I never accepted.

GBEvolve takes the burden off me Evolve takes the burden off me. A phone call and they take the problem from there, keeping us informed and involved along the way. It's worth the price for the professional, one-stop shopping experience Evolve provides.

GBCommunication Communication beforehand made our visit go off smoothly. I can’t fault Evolve for anything. The property was clean and well stocked. Just all around enjoyable. I gave a question regarding our hosts’ evaluation of my wife and I as guests. We earned 5 points for everything but “house rules.” Was that an omission or were we that poor in our performance? We’ve stayed a number of VRBO properties and earned 5 star ratings.

GBFamily Vacation Really had a great trip. The cabin was amazing. Communication with the host was excellent and simple. The location was great and a great yard for kids, enough room for everyone. Updates from booking to arrival was excellent.

GBVery responsive! The evolve team was great…. Very responsive, even when we lost internet at night. The house was as advertised and lovely, very clean, etc. The only downsides were that service was spotty, especially after a short power glitch, the dryer didn’t work, a coffee pot was broken (but there was a second one available), and the well water had a smell when showering. I would definitely stay there again though, and it would highly recommend the Evolve team. They responded quickly to all concerns.
