Top Notch Project Management team! I used Fleming Project Management for a full gut rehab on a SFR in Port Richmond. Richard and his team are extremely professional and responsive. He provided a detailed scope of work and timeline for the project. Aside from unforeseen termite damage in the kitchen and needed chimney repair, we were pretty much spot on our estimated budget. The PM assigned to our rehab provided daily communications and walked us through all of our questions. As an out of state investor, it was extremely assuring to work with a team that has our best interest in mind and understands what's needed and not needed to build a "bulletproof" rental property. They also understand what's most cost effective to fetch top of the market rents and ARV. Through CoConstruct software, I was able to check up on the progress at any time requiring minimal effort and time commitment on my part. I highly recommend Fleming Project Management for anyone looking for a professional team to manage their project. Side note: Our property manager walked through the property after completion and said it was one of the better-quality rehabs he's seen in a long time. He also pointed out a few minor concerns (Detached Downspout, and missing Refrigerator handle, door stops and shower curtain rod). After informing our project manager they were immediately addressed and taken care of. I look forward to using Fleming Project Management again for future projects.

Philadelphia Row Home Renovation Fleming Project Mangement did an excellent job on a recent renovation. I initially received an estimate from Fleming but decided to go with another contractor instead. That was a mistake. The other contractor was unprofessional, lied several times, and provided vague bills for items not completed. After arguing back and forth with the first contractor, with a stalled remodel covered in trash from incomplete work, I fired the first contractor then reached out to Rich to get someone out there. Richard and his team took over the project and did an amazing job. There were a few hiccups along the way with materials and a need to change the project manager half way, but these issues were handled well and professionally by Fleming. I also like how Fleming provides a portal where you can log in to see progress, ask questions, get estimates, and see ongoing costs. They even upload pictures of the work along the way. Overall great experience and I definitely intend to work with them again.

Real estate investing on autopilot I've been in the Real Estate investment game for about 9yrs now. Fleming Project Management has done a great job taking care of all the items I don't like to do. They are in contact daily with contractors for questions and or problems, pickup supplies, pay subcontractors daily because they are a small outfit and need to be paid daily or weekly, and the list goes on.... Fleming is currently wrapping up a small 1 bed/1bath carriage house in Chesco for me. They provided a very clear scope of work with line items prior to making a commitment. They have communicated the good the bad and the ugly throughout the process. They are on schedule and on budget. I would highly recommend them for your next project!

Wonderful Experience with Fleming PM I used Fleming Property Management on a rental property we acquired in June 2021 located in Woodlyn, PA (Delaware County). Rich and his team are a pleasure to work with. They are timely with their communication and always answer the phone. They created a specific Scope of Work and stuck to it throughout the project, with minimal change orders. They completed the project on the timeline they said they would. It was clear from the very beginning that I could trust them with my project. It was a huge weight off my shoulders when I did not have to manage any aspect of the project other than occassional phone calls with the project manager.
