GBI applied for a HELOC with Flagstar due… I applied for a HELOC with Flagstar due to their advertisment of low / no fees. I lived in Michigan previously and knew the name. My credit report was pulled immediately. I was presented with a list of items to submit which I returned indicating higher "income" changes would show within 60 days. I was declined due to debt/income ratio without considering the increased income. Further, the loan/to/value ratio (their calculation) was less than 70%. I do no care about the line of credit. What I care about is the negative impact on my credit report for 2 years. CONSUMERS be mindful that all credit inquiries remain on your credit report for 2 years. As few as 3 will lower your credit score. My personal opinion is that lenders should pre-qualify based upon a "soft-pull" of your credit.

GBBEWARE of FLAGSTAR Bank - They SUCK!! Unfortunately my mortgage was sold to Flagstar Bank. They SUCK!! They increased my mortgage $125 without my approval! My insurance company sent multiple letters to them because they said I didn't have enought coverage. I DO! DON'T use this bank company if you can help it. I had no choice!!! THEY ARE AWFUL!!!!

GBRun away from Flagstar Bank! Run away from Flagstar Bank!! Thank me later... They will close your bank account with one letter with no explanation out of the blue. Instead of scrambling last minute to move your banking somewhere else, do your banking with some big-name bank, not this shady institution. Save yourself time and aggravation. We had a checking account with our old bank for 20 years, and after Flagstar took over, the account was closed for no reason... Don't be next. Many other customers at my branch got the same treatment.

GBMortgage customer service is completely… Mortgage customer service is completely unprofessional, they delayed the payoff process after selling the property for more than 2 weeks and simply "football" you between departments. Nobody does anything to help, they just come up with excuses why they can't do it, a bunch of slackers, and no sense. I highly recommend not working with this company, and if such a misfortune occurs, be prepared for complete indifference and ignoring you as a client.
