Bait and Switch Bait and Switch. They sent a term sheet which was actually downright attractive so I paid the $197 application fee. The term sheet they THEN gave me for my loan was nothing like the one they baited me with and they were totally unworkable for my deal. It looked it was for someone else's loan There were also fees that I saw disclosed for the first time. They have a link for requests for refunds/customer services. Still, after 2 inquiries, not even an acknowledgement that there was an issue. Anyone can go to their website and generate a Proof of Funds for $14.97. Embarrassing, because my seller did exactly that, without any of my loan details, and generated the exact same letter I had given to him. They took and took and returned absolutely nothing of value. Lessons learned: gold cross = red flag, "have a blessed day" = "see ya"

COGO Capital and Terri Antonson Working with Terri Antonson and COGO Capital for my first flip has been an extremely streamlined process. Any questions that I had were answered quickly and with detail. When problems arose there was constant communication until the issue was resolved. He was always very prompt with communications and the whole deal went extremely smooth from start to finish. I deal with a lot of lenders and this was one of the best transactions I’ve ever completed so I had to write them a great review. Everything was simple and they delivered on what they promised. I’ve already referred to several other investors and Cogo is my new go to lender for all deals.

The client experienced frustrations with paperwork and underwriting process, but nothing major. Con Artists Their entire sales team engages in Bait and Switch tactics including their leadership team. Over promise and under deliver most of the time that creates lots of tension. People go on vacation and don’t care about your construction draw or any email that is sent whatsoever. Plenty of other lenders out there to work with. My recommendation is: RUN AWAY from this company. FAST
