GBPhishing scam, not connected to your bank Fact: Their BBB rating is 2, and has hundreds of complaints. Their advertising practices are about as deplorable as it gets. Three days ago, we received a very official-looking financial statement, complete with the perforated ends from EnTrust Lending, dba Titan Mutual Lending. When you open this, it looks like an IRS document as it has the 2021 tax year mark on the top right. As I read this, it showed a five-digit escrow refund and an attractive rate of under $1,300 a month for my mortgage. I'm genuinely excited. So naturally, I called them. My excitement quickly faded as I had to endure speaking to someone with very bad English and a thick accent. A dead giveaway this was not a company that employed US-based customer service reps, but more like the Philippines. She was very nice to talk with, but she ask dozens of questions about my bank, our finances, and she wants to confirm your address. Okay, time out. They did not partner with my bank. Apparently, they just bought a mailing list, which contains public data about my home. Anyone can buy this information from a data broker. This data includes your address, your home's purchase price, and the mortgage lender. Privacy laws can only protect you if you know how they work. In this case, EnTrust Funding LLC dba Titan Mutual Lending is a California firm, and California has some of the strictest privacy laws in the USA. It's called the CCPA (California Consumer Privacy Act). Unfortunately, I live in Colorado, so the CCPA does not protect me. However, on 8 July 2021 -- Colorado passed into law, the Colorado Privacy Act (CPA) which is every bit as good as California's. My advice to anyone who does not want this kind of "phishing" advertising scam, is to write Mutual Lending a "cease and desist," letter. You simply ask them to delete all your personal information including removing it from any 3rd parties they gave it to or sold it to. And you give them 30 days to comply. Go to the post office and be sure to send this certified, mail receipt. You must keep the green copy verification mailed back to you as this will have the name and a signature from Mutual Lending. If they send you another solicitation ever again, then you file an official complaint with your local District Attorney (DA). Here's their mailing address: Titan Mutual Lending Inc. GBExcellent service Initially we had tried other lenders to allow us to refinance as self employed borrowers. After paying for an appraisal and being denied, we had put it behind us. We we're contacted by Titan and spoke with John Thomas. He found out we were able to use other income sources and walked us through the initial paperwork. However, they were able to offer me an extremely competitive rate, while lowering my closing costs than initially disclosed. What a treat to work with Adam!
