Scam First, Orchard will sucker you in with an offer based on Zillo, then later they will say, Oh we can only give you 85% of what we quoted you, then one finds out that Orchard doesn't buy the house at all, they go out to investors in hopes of finding one interested. meanwhile they attempt to pressure you into getting one of their realtors. we lost a house because of time it takes to find out that the investor wasn't interested in our home because it was in a developing sub division.

Buying and selling with Orchard was so easy! We bought our new home with Orchard's Move First Program and it made it so easy! They fronted us the equity in our existing home to buy the new home. It was an interest free loan. It was so helpful to know up front what we could afford to buy before selling our existing home to accomplish our goal of having very little mortgage afterwards.
