GBLIES LIES, LIES AND MORE LIES! I rented a cabin in January 2022, for our trip in June 2022. When speaking with Rhonda, I asked that if we needed to cancel, what would the charge be? She said it would be what I paid for the insurance $424.77 and an $80 processing fee, that would be all. Unfortunately because of medical reasons, we had to cancel and a lot more money was deducted!! Mind you, we are in Feb 2022 and the reservation was not until June 2022!! DON'T BELIEVE A WORD THEY SAY!

GBNot even worth the 1 star it made me… Not even worth the 1 star it made me click! This is by far the worst management I’ve ever experienced! We rented a cabin, paid over $2,000 up front & half of our family is now sick with covid & they said they didn’t offer any thing based on covid. EXCUSE ME- we are in a whole new world now days & it isn’t just something you can predict! They didn’t offer to refund any monies or partial / or a credit for another time / stay. We would have gladly accept another offer to stay, a credit or even half back. But they literally just cancelled out reservation!

GBOk place but not what we expected Ok place but not what we expected, signs and policies about paying for damaged property and already having multiple damages when we arrived (towel racks,drawers,hot tub cover,holes in walls).Also sleeper sofa even my kids couldn't sleep on.Place would be nice if given a little tlc .

Husband spoke to josh who seemed profesional said we would get a call back a week passed so we had to call back only to be told nothing could be done we weren't expecting a full refund just the night we didn't stay. They said they found nothing when clear picture proves we found bugs. Blood stain on old pull out sofa bed. Nails sticking out on top step leading to basement,stained pillow cases,a bed supported by plastic understorage tote, old beds,outdated electric stove that one takes forever to get hot. needs a lot of work. steps leading to door dangerous.

GBThe reviews on there website appear to be written by staff and would not let me leave an honest review. Colonial Properties were NOT accommodating, the cabin was unoccupied the week before and after our stay, they made us sit in the driveway for 45 min and call them back 3 times before they would put in the code to unlock the door. We stayed at the “Overlook” They failed to tell us we would be overlooking the tops of trees that blocked our views of the majestic mountains we traveled to see, the windows are also old and dirty, we tried to clean them and the seals are broken and moisture was trapped inside ☹ The cabin was to sleep 12. There was only 6 forks, 7 spoons and 8 butter knives. (they did bring 4 of each, which was still inadequate) The bedspreads on the beds were old, OLD and warn out, there were not enough blankets and Colonial told us we had to buy our own, they would not supply them. The couches were kinda gross, we put the sheets on them to sit on. The chairs were mismatched and 1 broken. There was black mold in 2 of the bathrooms, 1 bed was broken, 1 tv was broken. We made a trip to Colonial Properties and spoke to the manager about our long list of things that should have been cleaned, repaired, disclosed, as well as proper etiquette. We invited her to come to see, she said she would get back to us and never did. PITYFUL! There are multiple beautiful cabins with reputable realtors, I strongly suggest you save yourselves trouble and go to one of them and steer clear of Colonial Properties Cabin and Resort Rentals AND The Overlook Cabin
