Taylor saves the day… After being dropped by our carrier (despite zero claims) in the California insurance crisis we were facing a massive rate increase for a clearly inferior product from the state-run carrier. Luckily, we were able to find our way to Taylor Stults at Proper and boy, we should have been using Proper all along. The policy is tailored to short-term rental owners and provides significant coverage benefits. In addition, Taylor was incredibly responsive, communicated clearly, guided the application through underwriting and was a joy to work with. Oh, and they saved us over $2,000 on the premium. Personal Umbrella policies may not cover Proper The company we had been using to insure our vacation rental for 20+ years is no longer doing business in california so we switched to Proper quickly in order to be covered. Be aware that Proper writes everything as a COMMERCIAL policy. What we found out later is that because our rental was insured as a commercial property, our personal umbrella policy WOULD NO LONGER COVER the vacation property. (You can buy some umbrella coverage from Proper but not enough to adequately cover us.) They don't tell you this when they convince you that commercial is the way to go. Because we use our home ourselves, and vacation rent it when we aren't using it, we found out we do NOT need a commercial policy. But we sure do need to be protected by our umbrella policy and we were not protected while with Proper! So if you need your personal umbrella policy to protect you vacation property, you better start asking questions. We switched to another insurance company.
