The LIO course is great! Five stars! The LIO course is great. Has everything you need to get started with your land investing business. The community on Discord is a great way to expedite the learning curve. What's best about the community of land investors is the feedback you get. I found it extremely helpful.

Newbie going through the course I am a newbie going through the course. All the classes are informative I love being able to watch you walk through the process of everything. In the beginning I did get overwhelmed with all the deferent apps that have to be utilized, and I got worried about the costs of the subscriptions and mailers etc. I think telling people about some of the upfront costs needed may help prepare them more. For me I think I will need to create a step by step instruction manual so I do not forget the process order of things and what apps to utilize for pricing etc. I think having a document on what is necessary to purchase or subscribe to when someone first starts would help too. For example Mapright has different subscriptions, knowing if I need the basic subscription or the premium subscription would help. But overall the communication is great the response time to answers in discord it really good. I'm nervous to do my first mailers but I do feel the course has prepared me.

Bought and Sold Same Day A couple of weeks ago I probable couldn't even spell Land Investing. Today a seller from one of my mailers called me about his 8.7 acres but there was a small problem. His land was land locked. So my offer price went down form $33,437.51 to $8700 and he took the new offer. I had noticed the next door neighbor had about 400 acres so I called him and offered him the land for $1500/acre and he said he would buy today for cash. I was pretty excited to make $4350 profit just for making a telephone call.
