GBInvestors most auction site like these… Investors most auction site like these sell distressed properties , which keeps them off the MLS . As a seasoned investor over 200 homes bought using your own trusted title company is a must on all transactions , that way any b.s. can he caught prior to closing I think all banks bid up their properties on all auctions so that the norm , peps do your homework do a site visit to the property , complie a budget list of work required and then decide if it works for u . I will continue to buy from them and other sites but your not going to be able to do it from your desktop alone , if you don't have a trusted title agent,. Hey out of the market , you will get hurt

GBViewings on Vacant Properties with Licensed Agents Amanda answered. How do you expect to sell these properties if they cannot be accessed for showings even though they are vacant? Sight unseen bidding is lower to anticipate repairs by investors, who buy these homes. Buyers assume the property is a total gut if they cannot be given access with their licensed real estate agent to evaluate. Work together with agents to get higher bids by allowing showings when properties are vacant. Agents are in the middle and most walk away because of the issues.

GBWinning Bidder. Reserve Price Met. Oh Well I was the winning bidder. Reserve price was met. My bid was approved by the Seller. I sign the contract accepting the home in As-Is condition. I wire the earnest money deposit (EMD). Contingency in contract - seller has to approve BOTH the bid and the contract. Seller then declines contract. Why?.... It's their boiler-plate contract. So, sale is cancelled. Shady. But it gets shadier. Reps at ServiceLink say the seller pulled the home from the auction - "it's too damaged to sell." They knew the home's condition before auctioning it and it's an As-Is contract!! THEN ServiceLink immediately re-lists the home for auction. They told me it's in the process of being pulled. That was 5 days ago. The new auction starts in 3 hours. STAY AWAY from this outfit. I'm still waiting to get confirmation my EMD is being returned.

GBMandy answered several questions I had… Mandy answered several questions I had very promptly; however, I wanted her to extend to the Seller my availability and willingness to negotiate but that was never done. (The trailer had been bid on twice unsuccessfully because the Reserve was not met. The trailer had been destroyed and I imagine the Seller does not know its condition.) Also, I was told it would be auctioned again July 16 but it is not showing up on the site. I don't know if it was sold "behind the scenes" or if Seller went to another auction company. I wish the Chat People had more information than just the standardized responses....

GBTo the rep from Hudson and Marshall: To the rep from Hudson and Marshall: The things you named as "standard auction practice" might indeed be common practice in auctions. That doesn't mean the practices make any real sense, or make for a good consumer experience, which is what the reviewers here are rating you on. Ex: Why start an auction at a price below what is acceptable to the seller, i.e. below the reserve? Be honest about it and start it at the reserve price! Doing otherwise makes a customer feel duped. Any talk of this " helping to make a deal" is just nonsense, and smart consumers see it as an attempt to create excitement over an illusion.
