After seeing the place up close and the total dump of the surrounding area, I'm glad they declined my bid. I wouldn't give even half that now. Glad I extended my diligence. They haven't even had the lawn mowed! Pathetic. You all should rescind your representation. What a complete waste of time and TOTAL LIE. Shame on them and maybe you all should apply some diligence as well. Doubtful I will even seek out anything further with your company. These properties aren't even at auction rates. GBViewings on Vacant Properties with Licensed Agents Amanda answered. How do you expect to sell these properties if they cannot be accessed for showings even though they are vacant? Sight unseen bidding is lower to anticipate repairs by investors, who buy these homes. Buyers assume the property is a total gut if they cannot be given access with their licensed real estate agent to evaluate. Work together with agents to get higher bids by allowing showings when properties are vacant. Agents are in the middle and most walk away because of the issues.

GBTo the rep from Hudson and Marshall: To the rep from Hudson and Marshall: The things you named as "standard auction practice" might indeed be common practice in auctions. That doesn't mean the practices make any real sense, or make for a good consumer experience, which is what the reviewers here are rating you on. Ex: Why start an auction at a price below what is acceptable to the seller, i.e. below the reserve? Be honest about it and start it at the reserve price! Doing otherwise makes a customer feel duped. Any talk of this " helping to make a deal" is just nonsense, and smart consumers see it as an attempt to create excitement over an illusion.
