All in all, an interesting and positive experience. This being my first time using an auction site, what do I know? But, it was easy to register, access information, and follow the bidding. I missed the end of the bidding, and was curious, as to final bid. So, I reached out, and received a prompt response, explaining that the seller was yet to review offers, and come to a decision regarding sale. All in all, a positive experience for me.

Winning Bidder. Reserve Price Met. Oh Well I was the winning bidder. Reserve price was met. My bid was approved by the Seller. I sign the contract accepting the home in As-Is condition. I wire the earnest money deposit (EMD). Contingency in contract - seller has to approve BOTH the bid and the contract. Seller then declines contract. Why?.... It's their boiler-plate contract. So, sale is cancelled. Shady. But it gets shadier. Reps at ServiceLink say the seller pulled the home from the auction - "it's too damaged to sell." They knew the home's condition before auctioning it and it's an As-Is contract!! THEN ServiceLink immediately re-lists the home for auction. They told me it's in the process of being pulled. That was 5 days ago. The new auction starts in 3 hours. STAY AWAY from this outfit. I'm still waiting to get confirmation my EMD is being returned.

Investors most auction site like these… Investors most auction site like these sell distressed properties , which keeps them off the MLS . As a seasoned investor over 200 homes bought using your own trusted title company is a must on all transactions , that way any b.s. can he caught prior to closing I think all banks bid up their properties on all auctions so that the norm , peps do your homework do a site visit to the property , complie a budget list of work required and then decide if it works for u . I will continue to buy from them and other sites but your not going to be able to do it from your desktop alone , if you don't have a trusted title agent,. Hey out of the market , you will get hurt

Worst Title Company If I could give zero stars I would. Some of the most incompetent people in the business. I’ve only dealt with them twice. The first time they didn’t collect all of the money from buyer, stated the transaction as closed and took the difference out of my commission. The second time they didn’t get the sellers signature or collect enough money from buyer. Do not EVER use them under any circumstances unless you like horrible service.
