BE WARNED Our property is inThe Lanes, Brighton 5 minutes walk from Airhost office. In October 2020 Airhost was contracted to manage short term holiday lets at our property in Brighton. Their role was to advertise, manage bookings and payments, and clean and maintain the property between lets. Concerns arose over their practices soon after entering the contract. We felt there was a lack of communication about when the property had been let and the rate it had been let at. Airhost took it upon itself to alter the rates without consultation. The rate at which it claimed to have let the property was so low the proceeds would barely cover our running costs. There was a lack of clarity regarding charges being deducted from the money we received so additional charges for cleaning were received even though we were under the impression Airhost was charging guests for cleaning. Despite requesting and receiving three sets of keys at the start of the contract - for Airhost, the cleaners and the guests - Airhost only returned two. When we queried this Airhost accused us of lying. When the property was handed over to Airhost it had been deep cleaned. However, despite charging for cleaning the flat has been left dirty and smelling heavily of cigarette smoke. When Airhost received notice that we intended to end the contract it immediately cancelled a booking even though it was due to take place before the contract ended. Despite receiving three months notice, without any consultation with us, Airhost continued to make bookings beyond the date the contract was due to end. It then demanded that we pay £50 and $50 for each booking it had to cancel. It also demanded £50 + $50 for another booking due to take place during the notice period but which Airhost inexplicably decided to cancel of it’s own accord. When one set of guests caused a nuisance to other residents in the block, involving excess noise and smoking in common areas of the building, Airhost initially did not respond to phone calls from a disgruntled neighbour despite promising at the start of the contract that a manager was available to deal with problem guests 24/7. After our notice was handed in the fee due for a final week-long booking was inexplicably reduced from £809 to £332. When this was raised with Airhost its response was unbelievably rude. It responded that we were unrealistic to expect a self contained one bedroom flat in central Brighton to command more than £65 per night and denied the amount due had been reduced, however, records that we retained demonstrated otherwise. Attempts to contact Airhost to discuss these issues have been met by unprofessional emails, in most instances from a person that failed to identify themselves. The experience of dealing with Airhost has been so problematic, unprofitable and unpleasant that we felt compelled to hand in notice to terminate the contract after just three months. We are left with a property that has been left dirty, in a poor state of repair, and our email requests for final payment have not been responded to until this initial review was logged.Since then we have received an invoice to pay them.

A great team retreat Our team have really enjoyed staying at the location provided by Airhost. The team have gone above and beyond to help us prepare for the stay and support us during this week long stay. We had lots of queries before the trip - all dealt with perfectly. We also had the normal ad hoc questions during our stay and had to extend our stay for one day. We had super fast and efficient responses to every question and situation which all add up to exceptional service. The property was beautiful clean and ideally situated. Big thank you to the Airhost team, you will be our first port of call for all of our future trips.

Not a great experience We used Airhost's full management service while we were travelling for three months. I'll start with the positives. Airhost were generally easy to get hold of and their staff were all friendly. They provided an initial property visit to give advice on how to prepare the property, and the photos and advert they produced for the property looked good. We were also surprised by the nightly rate we could get for our flat. When we returned from travelling our flat was very clean, as we had left it. However, there were a number of areas where we felt let down. 1) We received several reviews with negative feedback on their stays as a result of Airhost not doing their job as well as they should around the check-in process. For example, basic things like guests not being told the flat number or how to access the parking area (both on more than one occasion). 2) Because of this, we weren't able to completely switch off from looking after the property while we were away, and on several occasions had to answer questions from airhost that we had addressed before. We also no doubt lost out on income as a result of some less than positive reviews. 3) Airhost's pricing structure is quite opaque, and given the issues we experienced with Airhost's management, didn't feel like good value for money. All in, for the full management service including tax, we paid around 30% of our earnings (EDIT: to be clear, this because the 18% quoted doesn’t include a load of additional charges, as well as VAT). I haven't done a like-for-like comparison with other companies so I'm not sure if that's expensive, but it's worth being aware that's what it adds up to. Some of the fees also feel unnecessary and petty. For example, a £9.99 annual fee to write welcome messages to guests feels petty relative to a property being let out for £200 a night; and a £25 monthly replenishment charge, which is charged whether the property is booked for one night in a month or the whole month. We were also told that we'd have to pay an extra £100 for them to send us electronic copies of the photos they took of our property. Based on this experience, I'd find it hard to recommend Airhost's services, unfortunately.

Rude Staff I reported a broken item in the first week of a long-term stay in a property managed by Airhost, but it was never replaced. On top of this, they have a very rude and incompetent employee called Jessica that I wouldn't want the displeasure of dealing with again.

These guys were great to work with; The unit was brilliant! These guys were great! Easy to work with, very clear instructions, and super fast to respond. All the things you appreciate while you're travelling. I unit I stayed in at 46A Regency Square in Brighton was excellent. There were two of us travelling on business and used both bedrooms. We had lots of space and privacy. The unit is airy and bright and has a well-appointed kitchen. The only caveat is you have to climb a staircase to get to the second floor where the rooms and bathroom are located. Depending on your walking pace, it is located about 15 minutes from the Brighton train station and about 5 minutes from the beach. It is located about 2 seconds from the Regency Tavern, yet is quiet and private in terms of street foot traffic. I would definitely stay here again.
