Offerpad, more like Offerpoof because the offer they give is just magic. Working with a Real Estate company for investors, Offerpad came with a competitive offer, however waited till the 9th day in 10 day due diligence to provide lowball offer. We lost time and started prepping for the move, as they saw a video with extreme detail of the home. They made factually incorrect statements on how we keep the home. After talking with others that have used Offerpad, this is status quo for them provide high offer, then wait till last minute for pressure and give you a $50,000 dollar less offer. When you sign an agreement have a provision to be able to back out after inspection, since they put a hidden clause in the contract that you pay them 1% of the contract price.

Better communication is a MUST Better communication is a MUST! As one other reviewer noted - they (Offerpad) don't tell you that they don't offer their service for homes over $500K or with acreage. We wasted 2-3 weeks for the lead realtor for our home - who never told us that. I only found this out by checking the reviews after we had expressed an interest and the realtor didn't leave a time or return my messages. I'll never use them or refer them. They may be fine for homes under $300-500 K but beware. There was also no excuse for them not to tell us up-front and waste our time.

Dishonest Company Offerpad claims on their website that they aren’t “flippers”. However, their cash offers are lower than most cash home buyers. They offered me almost $100,000 less than what I bought my home for 2 years ago. The home is only 2 years old and needs no repairs. If Offerpad isn’t a “flipper” then why are offers so low. It’s not for convenience because that’s what the high % fee is for. Just be honest on your website. Don’t give people the impression that you will give them a fair offer on their home.

Topnotch!! From start to finish, the process was professional. Process was explained in detail and questions answered promptly. And the people!! Most wonderful crew ever. Our agent, Mike, in searching for a new home and following through to close. Nicholas, our agent in selling and closing on our previous home. All the others involved in inspections, moving, and the nitty gritty details were great. I would never use another real estate agent. Kudos plus.

Backed out 3 days after making offer claiming market conditions had changed...huh? They made us an offer on our house on a Friday, after reviewing photos of the house. All weekend, they pressured us to sign, waived the 1% cancellation fee, offered to answer any questions etc etc. The next Tuesday, spoke to their rep to answer a few questions we had and we signed the purchase agreement minutes after our call with their rep. One hour later, they call us back saying they wouldn't be continuing further. Their reason, the market conditions had changed. They'd be happy to provide us with an adjusted offer. No thanks. Selling a home and moving is stressful enough, I don't care to deal with shady entities. Looking through the reviews, they did exactly to us what they've done to others. Lesson learned, sticking with traditional real estate agents.
