Absolutely the worst company I have… Absolutely the worst company I have ever rented from. I have spent 5 months unable to use my master bathroom shower due to a leak. 8 different people have come to look at it and still nothing has been done other than bust tile. There is mold under it and ceiling damage from the leak as well. I cannot get ANYONE to contact me directly and emails go unanswered. Yet my rent still went up regardless. This company I will never rent from again.

BEWARE. WILL SCAM YOU OUT OF YOUR SECURITY DEPOSIT. BEWARE. THEY WILL TRY TO SCAM YOU OUT OF YOUR SECURITY DEPOSIT. When I arrived at my home there were dead animals in my back yard, closets, AND attic. DECAYING. Leaving blood stains and remains in the sheet rock above my garage. All the insulation around the attic had been consumed by these animals (looked about the size of a possum), and there were holes in my AC ductwork. Residents in my home became ill, and this is probably related. The backyard was a WRECK, broken limbs everywhere, unkept. The floors, tubs, etc were uncleaned. Mop water was coming up BLACK even after 3 passes of the entire home. Door knobs were broken. The fridge water had not been connected. We had calcified particulates in the water when they did hook it up and they still marked the job done. Had to reopen. Windows were left unsealed. No cabling to any internet hookup in the home. There was a bee infestation they were slow to respond to IN THE HOME. The sprinkler system leaked causing massive water bills. Oh, and because the insulation had been consumed by animals my electric bills were huge as well. THEY DIDN'T REMOVE THE FECES, THEY BLEW INSULATION OVER IT AFTER I REQUESTED MULTIPLE TIMES TO REMOVE IT. Response time was slow, but I was patient through all of this, and all of these issues were resolved after 6+ MONTHS. Some personally by me. I CLEANED UP THE YARD, I CLEANED THE HOUSE METICULOUSLY. And when I left the property it was cleaner than it had ever been. Spotless. The yard was managed. The only evidence I left of living there were some nail holes from portrait hangings. AND WHAT DO THEY TRY TO DO? THEY TRY TO TAKE $1300 FROM MY SECURITY DEPOSIT TO REPAIR DRYWALLS AND PAINT, CLEAN THE PROPERTY, MANAGE THE YARD, AND REMOVE TRASH! I already reached out to residentsatdarwinhomes.com before their comment on this review; their response was that they had other more important maintenance requests to deal with and they would get back to me later. It was at that point I wrote this review and filed a complaint with the BBB. Since then they have stated they will return my full deposit.

Our lease was originally with Home… Our lease was originally with Home River Group and then transferred to Darwin Homes. We rented this house for over 2yrs! In the 2yrs we rented, NO ONE ever came to do any type of maintenance. We moved out and they charged me for painting the inside of the house. NOTHING in my lease said we are responsible for paint. There was no damage, just normal scuffs from renting. Renters beware of this company!

Terrible customer service Terrible customer service, can’t get a hold of anyone, my AC was down for 6 days, got repaired and has been down again for 2 days and counting. So many issues with billing, getting repairs done correctly and in timely fashion. No property manager or management to speak with. Only a third party maintenance company, can you ever speak with and even that gets difficult. Our AC was out 10+ days in the summer in Florida, less than a year later dealing with the same incompetent company Darwin, they recently got sold to Pagaya which is just another cover for Darwin, they didn’t even announce that to residents. Do not rent from Darwin Homes or Pagaya, terrible tech company that has no business in residential real estate. Foreign companies should not own property in the United States, they do not value Housing laws or people

They are scammers They are scammers, be aware!! They took over the property management company that originally had the lease. At move out they will charge to repaint walls which is ridiculous because the walls were in great shape. They will try their best to take away your security deposit. We cleaned the house before we left and they charged us for having dust on the floor. They will scan you with move out fees. I’m currently have counsel review their company. Beware beware! Watch out for the fake reviews they submitted on this page as well.
