GBStay away from Lexadon Lexadon have been the worst letting agent that I have ever encountered after my 9 years residency in London. We had one broken and constantly open window in our kitchen. All the windows in the living room were falling apart (literally glass falling off to the street/ inside the house). We reported the issues several times and they kept sending us an almost automatic response saying 'we are trying to get a quote from a contractor'. Two years later, nothing was done about it. Nevertheless, they proposed a 25% increase in rent, which was disproportionate to market rates and definitely to the state of the flat. Email communication from them is mostly rude and infantilising - they seem to imagine themselves as lecturing naughty children rather than trying to help paying adult customers.

GBShockingly poor service to tenants Shockingly poor service to tenants, including ignoring emails flagging issues, in particular relating to rotten windows that we were consistently advised need to be and would be replaced (14 months and counting since they sent out a contractor to take a look at them who advised that they are in great need of replacement). The contractor also helpfully told us that we were not the worst of the properties that they had seen re. window condition, so we can be quite sure that this is not just a unique problem to us! On the occasions they do respond, they insist that we go through their “Workflow” system, which allows for them to pick and choose what problems they want to solve and which ones they want to ignore (as occurred on a number of occasions). They then consistently rents above market rates, in spite of acknowledging that these issues have not been dealt with, because they can. They in fact so far as to tell us that they will be able to get more money if they put it on the market, so they are quite happy renting out terrible properties at exorbitantly high prices, cementing my reasonable opinion that Lexadon are the worst in the London rental market cesspit. Avoid at all costs until the rating starts going up.

GBHorrendous. Horrendous. Repeated failure to fix anything in the property including a ceiling which was left to leak for weeks. Left projects part constructed for months. Would ignore emails consistently. Attempted to overcharge us for multiple repairs. Would not treat damp/mould in the property causing a tenant to develop asthma. Only treated the damage once a formal note from a GP was sent over. Do not under any circumstances use this company. *In response to Lexadon* The issues were brought to your attention multiple times. In order for my experience to be 'verified' by Trustpilot, I had to provide evidence that what I'm saying was true. I was able to, hence the verification. Regarding the overcharging; the original charge which your employees fabricated was c.£2400 for a door and three fence panels. After endless querying and you company's failure to show what we were actually paying for, it was brought down to £600. If that isn't over charging I don't know what is. Furthermore, in your reply, you have failed to acknowledge anything regarding the 'part constructed projects' and asthma inducing mould. I'm therefore assuming that is something your company is taking responsibility for.

GB30% rent increase in 1 year — more than 15x London average So Lexadon have told me they are planning to jack up the rent by OVER 30 PER CENT in December (less than the legal six months minimum for yearly contract tenants). I’ve lived here for 9 months. The average private rental increase rate in London this year was around 2 per cent. That said, the elevator has worked three times. And the building is falling apart. You get the picture.

GBBrixton Flat - Poor Landlord Hello, Lexadon were attentive to our requests at the beginning, they acknowledged that the flat was untidy in parts and organised for a cleaner to come round. This was appreciated. However, soon after we started to realise that Lexadon were extremely slow to respond to maintenance issues. We moved into the property in March and the extractor fan and light were bust, we officially reported the issue in April and 2/3 months later the issue still hasn't been addressed. No communication at all. We had to call them to find out that their maintenance employee had left the company. Having spoken to neighbours and reading reviews here, it's clear Lexadon are very poor at addressing maintenance issues which fall under their responsibility. The most concerning is that we promptly reported an urgent issue with both doors being unlocked/broken which left us vulnerable to theft or potential break ins. Almost 3 weeks later and nothing was communicated to us to reassure us that this issue was being taken seriously. Responses like 'Have you reported it on fixflo'. The whole attitude was cavalier to say the least. Sadly, my flatmate had his bike stolen, and make no mistake this was as a result of the broken doors. Anyone, could walk into our property. Over the time period, people will have noticed that the doors were broken. We share bike storage with Rum Kitchen. People would have eyed up my housemate's nice bike which had a D lock on it. It was cut through. We emailed Lexadon and now they finally seem to be acknowledging the urgency of the issue. A bit late for that, and so far refuse to accept any responsibility for the theft. To be seen. Avoid Lexadon if you want a landlord to care about its tenants. Thanks
