GBBrixton Flat - Poor Landlord Hello, Lexadon were attentive to our requests at the beginning, they acknowledged that the flat was untidy in parts and organised for a cleaner to come round. This was appreciated. However, soon after we started to realise that Lexadon were extremely slow to respond to maintenance issues. We moved into the property in March and the extractor fan and light were bust, we officially reported the issue in April and 2/3 months later the issue still hasn't been addressed. No communication at all. We had to call them to find out that their maintenance employee had left the company. Having spoken to neighbours and reading reviews here, it's clear Lexadon are very poor at addressing maintenance issues which fall under their responsibility. The most concerning is that we promptly reported an urgent issue with both doors being unlocked/broken which left us vulnerable to theft or potential break ins. Almost 3 weeks later and nothing was communicated to us to reassure us that this issue was being taken seriously. Responses like 'Have you reported it on fixflo'. The whole attitude was cavalier to say the least. Sadly, my flatmate had his bike stolen, and make no mistake this was as a result of the broken doors. Anyone, could walk into our property. Over the time period, people will have noticed that the doors were broken. We share bike storage with Rum Kitchen. People would have eyed up my housemate's nice bike which had a D lock on it. It was cut through. We emailed Lexadon and now they finally seem to be acknowledging the urgency of the issue. A bit late for that, and so far refuse to accept any responsibility for the theft. To be seen. Avoid Lexadon if you want a landlord to care about its tenants. Thanks

GBSewage still pouring from 208 Long Land After more than 7 days since reporting, there is still sewage pouring into our car park from Lexadon’s property on 208 Long Lane. There is poo and toilet paper on the cars below. Not one but two broken sewage pipes are hanging off the side of the building pouring out waste. It has been reported several times and it is still not fixed. It is disgusting and Lexadon clearly do not care.

GBMaintenance not good enough Maintenance come quickly for minor issues but major ones are entirely ignored. One window has been broken for years with no repair offered, and several others with broken panes have taken months to get fixed. Condition of windows which are not yet actually broken is still shockingly bad (rotten frames, single glazed, difficult to close, etc). Add this to rent increases well above market rates and we weren't very impressed.

GBAvoid this company I would be very cautious about renting a Lexadon propriety. Of all the landlords, and property companies I have rented with, they are by far the worst, as well as the probably the most incompetent. The team that looks after tenants have almost no knowledge of tenancy and rental laws. They will often try to make requests that are not fitting with your rights as a tenant, so make sure you have read up on your rights as a tenant. From the day we moved in it was a nightmare. The flat was in a disgusting state, it had not been cleaned and we had to argue to get a cleaner in. They told us the walls would remain dirty as we had not specifically asked for them to be painted or cleaned. The heating did not work, and we had to wait two weeks to get it fixed. I had to spend the first weeks cleaning and fixing multiple issues in the flat as it was as noted that they would not be fixed due to us not mentioning the request on our offer letter. They will often claim that they have not received information/files/emails etc so make sure you keep a record of everything. They are rude and condescending in communication, and often claim things are “not their job”. They will make claims without doing any checks. We were threatened with a charge as we had “changed the locks”. We had not changed them, it was just nobody from the office could be bothered to actually check this claim, and we had to film ourselves using the keys. Accounts also had our move our date wrong so kept sending letters claiming “rent arrears” but they would not respond to our emails explaining we had moved out. Thankfully I spoke to Clare on the phone who resolved the issue immediately. The maintenance team are horrendous, you will need to continually chase them, it took 18 months to get some of our issues fixed (replacement blinds for example) You have to basically beg, and explain how it’s damaging their property before they will do anything. The workmen who come are really really helpful and will try to do the best for you, so that’s good. Over all a dreadful renting experience, please be very careful with this company.

GBShockingly poor service to tenants Shockingly poor service to tenants, including ignoring emails flagging issues, in particular relating to rotten windows that we were consistently advised need to be and would be replaced (14 months and counting since they sent out a contractor to take a look at them who advised that they are in great need of replacement). The contractor also helpfully told us that we were not the worst of the properties that they had seen re. window condition, so we can be quite sure that this is not just a unique problem to us! On the occasions they do respond, they insist that we go through their “Workflow” system, which allows for them to pick and choose what problems they want to solve and which ones they want to ignore (as occurred on a number of occasions). They then consistently rents above market rates, in spite of acknowledging that these issues have not been dealt with, because they can. They in fact so far as to tell us that they will be able to get more money if they put it on the market, so they are quite happy renting out terrible properties at exorbitantly high prices, cementing my reasonable opinion that Lexadon are the worst in the London rental market cesspit. Avoid at all costs until the rating starts going up.
