GBFORCED internet package-Can not opt-out on They are now starting a new policy of forcing tenants in my area who are renting with them to have a 85.00 internet bundle package added to the already increased rent! I have called and asked for them to remove this bundle package because I do not even watch cable but my leasing consultant said it was a nationwide roll out and she couldn't do anything about it. Why not actually ask the people who are renting from you all if that is a service they want first before FORCING THEM TO PAY IT and having not the choice to opt-out on it. THAT IS NOT RIGHT. This company rent gouges and they know it. This company already charges 9.95 for air filter fees, a smart home fee (thankfully I opted out on-AND WAS ALLOWED TO OPT OUT ON), and now they are FORCING you to add a 85.00 internet bundle package to your lease if you renew with them for the 2024-2025 year. I don't even watch cable! Why is this company forcing this on the tenants?! All it is, is more money in the pockets for this company. Stop rent gouging!

GBSince I moved into my residence, issue after issue Since I moved into my residence, its been absolutely downhill. I moved into this residential community on 03.29.2024 and I've called numerous times, opened number tickets, sent emails to my leasing agent, all to no avail. Issue: -Haven't had access to my mailbox upon inception -Haven't had my trash picked by contracted party since I moved in 1) Mailbox issue: I was never told the 'who/what/where/when' regarding retaining access to my mailbox. Damian Reid with IH gave my false information on 04.08.2024 to open a maintenance request for mailbox issues which further delayed my mailbox access - I should've been advised to visit my local post office to which I did on 04.07.2024. I then submitted a request via the post office to have my key changed however, they refused to inform me of what my mailbox number was as they said I have to get this from my leasing office. When I informed Damian Reid of this issue - he informed me that he wasn't sure of what my mailbox number is either and that I should go back to local post office for resolution. 2) Trash/garbage pickup I live in a residential community and since I've moved in, my trash has yet to be picked up. I've followed the strick guidelines in place by both my HOA and GFL, and every week, my garbage hasn't been collected. To date, garbage hasn't been picked up. Per guidelines, my trash bin is: -Placed outside Thursday evening prior to pickup -Bin 'is not' overflowing -Lid is fully closed -Bin is 5ft from any obstructions Note that I am a single person, and even though I do not accumulate truck loads of garbage, my garbage is now 3 weeks overdue!! ---Note that I moved on on 03.29.2024 and today's date of file is 19.Apr.2024 I still do not have access to my mailbox nor has the company GFL pickup my garbage.

GBAvoid Invitation Homes at ALL COSTS I honestly regret renting from this company. Our move-in date was delayed 3 times and when we finally moved in, the house was still a mess. The front and backyard have had virtually nothing done i.e overgrown plants and trees, weed covered lawn and rotting flowerbed borders. The paint is peeling off the outside wall but they refuse to paint it until the HOA complains. The AC only blew hot air (in FL). The overall condition of the inside is just poor i.e. old/broken fixtures or handles, dead batteries in all of the remotes (garage/ceiling fans). Did they even do anything after the previous tenant moved out? It is clear that Invitation puts as little money/effort as possible into their properties yet for some reason the rent keeps going up! On top of that you are forced into their SmartRent plan which includes a Ring doorbell and quarterly air filter deliveries. It tacks on more money to your rent even if you don't want it. They also force you into a Spectrum internet package but it costs more than if you just got a plan yourself. Do yourself a favor and avoid these properties.

GBWorst Home Tour EVER Yikes! My husband, daughter, and I just toured one of their homes in the suncoast area of Florida. We were so excited to finally find a home that fits our needs, however when we got there the home was a disaster. The front screen door had to be pulled open by all my husband with all of his might and we noticed that the screen door was busted in a few places. Once we walked in, immediate old house smell and greeted with a dead roach right in the walkway. Walls scuffed, other dead bugs on the floor, paint missing and sloppily painted over holes in the wall, dirty floors and countertops, fridge scratched to all get out, major stain in the bathroom shower, lanai dirty, and flooring cracked. However, we loved the layout and location, but this was not move in ready (listed as move in ready). We used to live in a not so good area in another state in a college town, and even our place built in the 80s was more upkept than this was (2000s home in a HOA community)--and that was with previous college students living there. Not to mention, if we would leave our current place in the state, we would loose our security deposit plus have to pay extra. It was incredibly unkept and gross. Now here's the kicker, on the way home I was like wait did we tour the right house, as I remember in the listing it had a soaker tub and carpet, and a slightly different layout, but I was not for sure as we have been looking at a lot of houses. Got in at home, looked it up, and the listing has the WRONG house pictures. Address correct, but the exterior and interior completely, 100% different! We reverse google image searched and the photos are also used in another listing in an area about 25 minutes away. I called customer service and they did not seem to understand that the pictures are not of the correct house. Without a doubt, the worst home tour we have done. Very dissatisfied with Invitation Homes. After this experience we will never rent/lease or use Invitation Homes.

GBWatch out for Invitation Homes fees I have been with Invitation Homes since 2017. Very small issues but nothing major until now with the fees. They started sending us air vents, charging us 9.99 per month but we only get 4 a year. I signed a 2 year lease and on the second year they forgot that we agreed on a 2 year lease. Now what we agreed on is no longer valid and now they are charging each home 85.00 to get their internet package. I pay a lower cost and I have high internet speed which is what my company requires. Had they have me sign a 2 year lease this fee wouldn't be charged until 2025 lease agreement if I decided to stay. They are money hungry.
