Research Their Lawsuit! Invitation Homes took over Streetlane Properties during our last three months of our lease and we wish we got out sooner! The move-out appointment was insulting and they took almost all of our security deposit. Mind you, we had a month buffer to our new place and they still had the audacity to charge us for petty “damages” like a sink draining slow and gutters not being spotless. Beware that the utilities bill also doesn’t add up and you will be paying well above what you actually use (confirmed through us moving out a month early!) Please stay away from them, it’s not worth it.

Worst Home Tour EVER Yikes! My husband, daughter, and I just toured one of their homes in the suncoast area of Florida. We were so excited to finally find a home that fits our needs, however when we got there the home was a disaster. The front screen door had to be pulled open by all my husband with all of his might and we noticed that the screen door was busted in a few places. Once we walked in, immediate old house smell and greeted with a dead roach right in the walkway. Walls scuffed, other dead bugs on the floor, paint missing and sloppily painted over holes in the wall, dirty floors and countertops, fridge scratched to all get out, major stain in the bathroom shower, lanai dirty, and flooring cracked. However, we loved the layout and location, but this was not move in ready (listed as move in ready). We used to live in a not so good area in another state in a college town, and even our place built in the 80s was more upkept than this was (2000s home in a HOA community)--and that was with previous college students living there. Not to mention, if we would leave our current place in the state, we would loose our security deposit plus have to pay extra. It was incredibly unkept and gross. Now here's the kicker, on the way home I was like wait did we tour the right house, as I remember in the listing it had a soaker tub and carpet, and a slightly different layout, but I was not for sure as we have been looking at a lot of houses. Got in at home, looked it up, and the listing has the WRONG house pictures. Address correct, but the exterior and interior completely, 100% different! We reverse google image searched and the photos are also used in another listing in an area about 25 minutes away. I called customer service and they did not seem to understand that the pictures are not of the correct house. Without a doubt, the worst home tour we have done. Very dissatisfied with Invitation Homes. After this experience we will never rent/lease or use Invitation Homes.

Stay away Stay away! Bad management and most likely fake reviews. Don't believe the positive reviews you see for these people. Google a few of the names of the reviews followed by "Invitation Homes". You will be surprised at the number of people that give 5 stars that have the same First name Last initial that WORK AT Invitation Homes. I am currently in a dispute with them for overcharging me over $350. Their response is to stonewall and ignore you. I am currently dealing with them through lawyers, so I will leave out details here. Some of the other issues: - It took me 5 months to get a tree that was visibly dead on my property removed. Over 15 maintenance requests that were denied. Each time with a new reason. We had a tree guy come out and he said, "I would not live in this house at the moment with this tree". Did they care? Nope. It took me countless requests and threats of legal action to get them to remove it. - Their maintenance is the WORST. It took 3 months to fix a dishwasher. - Maintenance broke my roof and never fixed it. - FEES! Oh my, the number of fees is just crazy. Whatever price they advertise, add $200 minimum on top of that a month. Invitation Homes is owned by Blackrock. Blackrock is the largest single-family homeowner in the United States. These people are the reason others can't afford a house. Do not support them. I have dealt with multiple people trying to solve this issue with no resolution. Somebody Need to be Fired I received a reply from my recent review. Apparently the person who called was just as inadequate to assist. her name is Guia or something close to that. After speaking with her I asked her name. When she replied I told her you are the same nasty condescending person that I spoke to before and I rather not speak to you again. My issue was the insurance charges. She asked me to send her proof of my insurance to which I replied I sent it twice. Our continued conversation revealed to me the insidious lack of communication between their entities which is why she did not have a copy of my policy. I decided that it was in my best interest to forfeit my claim of being overcharged so I would not behave unprofessionally. IH is by far the worst I have ever dealt with and liken our relationship to a bad marriage that needed to be over. There is a Class Action lawsuit against them for the very reason for my concerns. yet, they act like its nothing. I personally hope they fire Guia and hire someone who has both the sensitivity to deal with customers and the professionalism warranted by her position.

Avoid Invitation Homes at ALL COSTS I honestly regret renting from this company. Our move-in date was delayed 3 times and when we finally moved in, the house was still a mess. The front and backyard have had virtually nothing done i.e overgrown plants and trees, weed covered lawn and rotting flowerbed borders. The paint is peeling off the outside wall but they refuse to paint it until the HOA complains. The AC only blew hot air (in FL). The overall condition of the inside is just poor i.e. old/broken fixtures or handles, dead batteries in all of the remotes (garage/ceiling fans). Did they even do anything after the previous tenant moved out? It is clear that Invitation puts as little money/effort as possible into their properties yet for some reason the rent keeps going up! On top of that you are forced into their SmartRent plan which includes a Ring doorbell and quarterly air filter deliveries. It tacks on more money to your rent even if you don't want it. They also force you into a Spectrum internet package but it costs more than if you just got a plan yourself. Do yourself a favor and avoid these properties.
