High maintenance annual fees High maintenance annual fees, difficult to make reservations, forced into 7 days and start that incurs higher cost of flying. Overbooked. Fee of $250 for transition out of contract, after losibg points that were paid for. Zero value after paying several thousand dollars. Bad investment@

Grande villa resort and Cypress is a… Grande villa resort and Cypress is amazing we have been coming here 2to3 times a year to this resorts for over 20 years..the staff /house keeping are wonderful the grounds and rooms are so clean..(except the windows outside do need cleaning 🙄) but they went beyond the call of duty for our 40th anniversary we were brought champagne and wished a many happy anniversary... That says so much for a resort I wanted to Thank them (Carla ,Anna and please forgive me I forgot the guy's name who made sure that we had the most wonderful time and the perfect room) they were absolutely wonderful we love it here and will be continuing on through the years Thank you Diamond Resort Lake Buena Vista💕💕Dec 16....came back January 27 2023💕🥰 John and Rose Coleman ❤️

Outside it all looks very glamorous Outside it all looks very glamorous. The resort is full of aggressive women who are very big in their mouths. My experience is based on receptionists that seem very friendly, but as soon as you ring the bell more than once you are threatened with being kicked out of your apartment. Crazy women run the resorts. Watch out for jumping in the pool after night hours, security guards are very serious people :D

Was in Vegas to get married and got… Was in Vegas to get married and got offered a free 3 day/2 night trip and $150 visa giftcard to travel their time share property all it cost us was $40. Two and half hours later and multiple no we are not interested we finally got a ride back to the casino they picked us up from. Our $150 gift card worked so we got a free dinner and entry into the secret garden and dolphin show at the Mirage. However, we we got home and went to look into the free trip, the brochure said we had to go Mon-Fri only, would be in an economy rated hotel and had to pay a $78 deposit, all the taxes, and any additional resort/hotel fees. Not to mention the certificate number could not be found to even verify or book the trip on the website stated. At least we got a free meal and a show. If you don't mind losing 2 - 3 hours of your time a few benefits are nice. Smooth scam, and they are persistent at every casino entry door.

Presentation was high pressure We stayed at the Polo Towers in Vegas. The presentation was on 09/25/21. There was one representative who treated us in a condescending and disrespectful manner. He basically told us that we should buy into the plan because we made time to come to Vegas. He didn’t know or want to listen to our situation back at home. The front desk and other staff members.
