GBMy Story with Flock Homes My story: I had a nothing-fancy, well-kept, simple-to-maintain, easy-to-rent brick duplex in a very convenient in town Atlanta location. I had had it for nearly 30 years and was ready (if reluctantly) to let it go. After difficulty in getting a solid credit-worthy tenant (for the first time ever: scammers!), run-arounds with tire-kickers and developers wanting to buy, I decided to pursue the Flock option. This capable, young, bright, accessible, energetic and financially astute team made it easy. Given the market in early 2023, I probably didn't get as much as I would have if I had had a realtor sell it. But, then you never know unless you put it out there and are willing to wait and negotiate. The upside in Flock not overpaying is that since you are partnering with them, you don't want them to. That would be bad business. You want them to be fair to you (and others) and not lose money on their purchases. They have a formula you can respect and you want that formula to keep working. Nope, I am not netting as much a year as I was, but I also am not managing it, paying and appealing high taxes, meeting with various contractors/handymen, overseeing the work, or worrying any longer about marketing, move-outs and move-ins, the age of the water heater or the roof. I've happily done my share of 1031s in the past, but this time I wanted to try a different approach. I had an opportunity to speak with the founder and CEO (AR/Stanford Business) and with other investors. Every encounter has been so positive. All questions have been welcomed and answered promptly and thoroughly with interest, care, and straight-forward integrity. How rare! Once I made the decision, things moved along at a fast clip. The process was virtually seamless and when there was a hiccup, there was always (and still is) one great person or two on the other end of the line to walk me or talk me through it. You can feel the pride the Flock team takes in what it does and is building. And, you are as much a part of it as you want to be. Transparency. Integrity. Humanity. When you are ready to let go, maybe let go with Flock where you still have a piece of the action, yet complete peace of mind. It's been a win-win for me.

GBTrust is the most important ingredient Trust is the most important ingredient, but not the only ingredient needed. Honesty, integrity, insight, foresight, persistence, knowledge, communication skills, management skills, accounting skills, etc. Companies will have problems, but can they persist and beat the odds? Can they properly adjust? Flock Homes has these. Thinking of the set-up, the idea of gaining share by relieving landlords of their assets in a least taxable and most futuristic way is paramount. As landlords, we've experienced housing values go down and go up, but we knew long term, properly managed, these values will go up. For landlords, this is a way into retirement while still keeping future gains, all else being equal. I started this journey in the 1980s, and finished in January'2022 with Flock Homes. I don't think about my rentals now, I do get proper quarterly payments, and I concentrate on other investments as I wish.
