Skepticism Overcome My experience with Flock has been rewarding. I was leery at first because I had not been involved with a REIT, 721 Exchange. However, over the months I've been involved, I have found Flock to be like a family in the care of all my concerns and investment. The customer service is second to none with immediate response to inquiries each time I've needed to make contact. The statements and distributions are sent out on time and downloadable. "Business integrity" are the two words that best describe what I've come to believe about Flock's administration. I'm satisfied to be sheep in the flock, the family of FLOCK.

FLOCK provided a fair value and took… FLOCK provided a fair value and took over management with my tenant in place. It's been just over 1 year and the performance has been as expected. I am happy to have joined FLOCK and may transfer more homes.

I'm one year into my contract I'm one year into my contract with Flock Homes and feel I'm ready to give feedback on my experience thus far. First the positive. The process from start to finish was handled very professionally by Flock staff. The offer made on my property was good and the transaction went very smooth. All interaction with the staff has been excellent. On the less than positive side, you are locked into a minimum 3 year contract with them and returns are paid at approximately 3 percent of a value they control. The website boast of a 5-9 percent appreciation, again information they control. I would encourage all potential investors to read all reviews and documents thoroughly. This concept has value to the right people since you no longer have to deal with tenants and maintenance cost. But you will permanently lose control of your asset.

Becoming One of the Flock The Flock organization has been has been a great way to transition some of our existing investment real estate properties to being a part of a passive real estate investment group. The transition was easy. the Flock team was very helpful as we learned about, discussed, and decided to make this move. The ongoing working relationship with their team in the months following our transaction has also been very good. Very importantly, we are satisfied with the financial return we have seen up to this point. As we look into the future we are happy with what we have seen so far and have faith we will continue to be very satisfied with this real estate investment.

But can they deliver? I suppose the thing that all investors ask themselves when considering an early stage investment is, 'but can they deliver?' And trust me, when I was first considering Flock, I asked this question a hundred different ways. Well, I took the leap and made the investment, and you know what? They've delivered. On every single thing. I'd invest again with Flock in a heartbeat.
