I'm still missing payments from guest that stayed in February its now April. They will pull money out your account for cleaning fees when there are no guest. Extremely disorganized company. That will never give you a straight forward answer when you call they always have to call you back lol..a joke!!!

MXGreat for investors - Not for everyone? Not for everyone?! I just read the reviews and people seem to love or hate awning. I tried Evolve and they were okay but I needed a little more (like someone to actually manage cleaners/repair people). I’m living overseas and I wanted full service but the other managers charged so much more with all their hidden fees and mark-ups. Awning is very clear about their costs and don’t charge extra fees for their cleaners/handymen. The thing I like the most is their text message support. It’s not perfect but they’re reachable 24/7 and get the job done! The value they offer is what I need as an investor. My guess is that the few other bad reviews are from people who used to manage the property themselves living onsite. They were super clear that they are focused on helping investors maximize revenue, which is my main goal (lower cost, higher $). Maybe Awning is not perfect for the part-time investor/2nd home owner(?) but it’s amazing for the full time investor.

GBAwning: All you need to be successful at real estate investing. Awning is a most excellent service aiming to help the average guy be successful at residential real estate investing. There are great real estate agents, but Awning one ups them by giving you the super powers of a professional investor. My experience was excellent. The awning model centers around your personal advisor and their website “feed”. Mine, Sean, was seasoned in both real estate and importantly as a high volume property manager. Each day, my Awning dashboard feed would be populated with choice picks selected by their underwriting teams that Sean and i would discuss. The analytics on the website would help us, in a glance, understand the numbers involved in each transaction. With a few clicks the offer could be sent off. And Sean would be totally on it the whole time. And during escrow, he helped me line up a formidable team of property managers, contractors and others along with a plan of action to get the place up and ready to rent as soon as it closed. Thank you Sean! And thank you Awning. I think I got a real jewel that will add value for generations to come in my family!

GBSTAY AWAY from this extremely… STAY AWAY from this extremely disorganized management company. I made the mistake of trusting them and signing up for short-term rental property management. They were consistently messing up major aspects like mixing up our smart lock with someone else's, not able to handle guest complaints in an efficient and caring manner which resulted in bad reviews, I've had to double / triple repeat myself for anything, and many many other issues. Their website states that they charge 15% but that is definitely not correct. I signed up with them wanting a completely hands-off quality management experience but I ended up having to do more work than I would have managing the house on my own because I was having to fix their mistakes and double checking their work constantly. Plus, they kept my funds from me during my last month and instead used it as credit towards that month's commission. Completely disappointed with this company. I also really did not like how AI driven everything was - their communication methods were very artificial feeling and I wasn't sure if I was talking to a bot or an actual person. I've had guests who also complained about this. All in all, I would stay far far away from them.

GBSolid experience for a remote management company I was nervous at first based on some reviews, but I honestly had a good experience with awning. They created a great listing quickly and I got a booking within 7 days. They have good referrals and responded to feedback I provided. If I had another property I would use them again. I would recommend having at least one local person who can check on the property in an emergency.
