I own 1969 Fashion Ave I own 1969 Fashion Ave, Long Beach, CA, 18 units. I have received no notice from Poplar Homes, but my renters are notified to pay their rent to a dropbox. Phone calls to my management company, Action Management, are no longer answered. There is no one to call to ask what is happening. This sounds like a scam and will be reported as such this Friday, March 17th unless I here from some verifiable reliable source.

Absolutely RUN. This is not a property management company, this is a call center with no follow through Absolutely RUN. This company is a SCAM doing the absolute bare minimum to keep collecting fees. Majority of the company is based in the Philippines and does not know the first thing about property management or the local markets they're operating in. Unfortunately, they purchased my PM and I wanted to give them a chance to iron out the kinks before running, but this is a dumpster fire. Most of the bids I got from them were wildly over the top for the job needed, and they'd typically tell me they couldn't get an alternative bid. I've now learned that this is because so few respectable vendors will work with them after not being paid for jobs that the vendors who will work with them are not necessarily the A squad.. After approving a bid, I would have to follow up for weeks or even months to see if anything had been done (even for massively urgent hazardous issues.. which I'm positive caused a long term tenant to move out). Multiple times major items took so long to get started or to get an appropriate bid, I ended up having to handle it myself (ie. roof replacement, unit turns, etc.) You have to audit all of their accounting because inevitably late fees will change every statement, utilities are sometimes billed back (or not at all in the case of one of my properties.. resulting in ~$2000 in unpaid utilities), and god speed if you have a delinquent tenant. Reporting is terrible and full of errors, so if there is an issue, you won't find out til it's too late. The tenant screening process seems non-existent, and they have no problem blatantly lying to you (my final straw before finding new management). This company has lost me thousands. I've never posted a rant like this, but I feel very passionately about telling anyone who will listen to stay away from Poplar Homes / OneRent.

NEW NAME, SAME PROBLEMS. New name, same problems. Onerent now changed their name Poplar (maybe to run from their bad reviews?). They outsource to the Philippines but give their call center employees no authority to make decisions are get things done. Been waiting on deposits to be rurturned for weeks now despite havign switched companies and making several requests. GIVE BACK THE DEPOSIT. Delay tactics similar to extortion.

This company is THE WORST This company is THE WORST! Poplar purchased a management company that I used for over 10 years. Immediately things went downhill fast. Their accounting is confusing on owner statements and full of errors. You can't get straight answers from them and you will get charged fees for 11+ months when you remove properties from management. Unresponsive and unprofessional. DO NOT USE THIS COMPANY.
